So, has anyone actually completed yet?? I have sent the Notaire a lump of money as a gesture of goodwill with a view to going at the end of October to complete. Hatim has produced a snag list that the developer is currently working on.
I have also sent over final payment funds, but am awaiting some sort of official notification that I have completed...Would also be interested to know if anyone has actually completed yet...are there any 'sania plage owners' out there?
We are awaiting completion.It was originally due on 23 September, but the change in solicitors from Alvaro to Loufti to Jacobo seems to be causing a problem. The latest note we had from Jacobo detailed the cost of the apartment which had changed from that given as 'final' by Loufti. Obviously we are querying that especially as we are getting a mortgage which clearly depends on the final cost. If anyone has had similar hold-ups we'd be interested to know.
Can someone please throw some light on who, exactly, Driss Temsamani is? The reason I ask is because he has a gmail address and I would have expected a more professional e mail address.
As far as I am aware he is in charge of the Sania Plage development for 'groupe benaboud'. How you expect professionalism in Morocco after all we have been through is surprising to me! In fairness to Driss Temsamani, he is one of the better people I have found for actually replying promptly and thoroughly to my questions.

I have today (28th Oct) received a very unprofessional letter from Hassan Riani (Manager) stating that my contract has been cancelled & is no longer valid. I paid the Notary on 22nd Sept with instructions not to pay developer until Hatim was satisfied that snagging had been completed, which it has not. Anyone else had such a letter? I have asked Hatim to show it to the Notary for comments. Billy G6
Have just had email from Hatim who has contacted Notary and the message is that anyone who has lodged payment with him is ok and developer cannot cancel contract. Billy G6
Hi All Like everyone, I would like to bring this whole sgag to close, as such I have asked Hatim that main snagging is completed then to ask the natray to complete, as I will deal with smaller items myself.
Hopefully, this means that I may completE next week.
We had a letter from the manager from Hassan. We told the solicitor about this letter and they said the best thing to do was to complete, so we have.The completion went through this Thursday 29th October. We was over in Morocco last weekend and my appartment was a hive of activity. This was due to the fact they knew I was coming to look at what had been done on the snagging list. To be far to the work men on site, they had repaired most of the items on the snagging list. The coast Guard hut has been removed and it is just the mound it was sat on needs to be moved. I am however really worried about the security of the site. My wife and I paid the site a visit without any notice to find that all the external doors were open and anybody could just wonder in. There was security on site but they did not ask who I was or what I was doing there. We have made Hatim aware of this as we are using his services for snagging and property management. He has assured us that when we complete the external doors and all security will be improved. For those who are completing security has to be high on our priorities along with the completion of the site to required standards. The developer is starting to get payements for completion it is about time he finished the job.

In terms of TBRE Maroc, I have note recd an email from them, but the last time in was at Sania Plage [Oct 09]they were based in administration office. My understanding is that they are now estate agents for Sania Plage for any remaining properties in Sania. Also I sauspect they are likely to managing agents of site, which is normally appointed by the developer until the syndicate is elected and take over running the site. This last bit is supposition on my part.
I also understand that Saber from MRI now worls for TBRE but do not quote me on that.
We received a telephone call from Jeremy Webster yesterday evening. He said he was acting for the developer and was enquiring if we were still going ahead with the completion of our property. He intimated that properties not completed on would be re-marketed. We would be interested to know people's reactions to this latest development.
I have just returned from a productive week in Morocco. I got the necessary 'attestation' (proof of ownership) papers from the Notary - one for me, one for developer to get keys, and one for Amendis to get water/electricity connected. On receipt of the keys I went to my apartment and got the site guy (Brahim) to agree to finish the snagging - they did more work on my apartment in 3 days than they did in the past 3 months. I completed in good faith, that these snags would be done once I had parted with my money. I think that it is the Moroccan way - to finish your apartment once they know you have completed. I needed to go twice a day for four days - when you are there they can get 5 people in your apartment doing things, but then they 'forget' to come back...so you just need to keep on top of them. I now have some minor work to do by an electrician, 1 hours work max.. So now I have my keys to the apartment, and all the keys to the internal/patio doors. I also have my water and electricity connected...total cost is 800 Dirhams for the meters and connection - I went in Tuesday morning and they came to connect Thursday afternoon (again needed to chase them). Mohammed in the M'diq Amendis office speaks excellent English and was very helpful. I also put credit on my accounts. You need to allow lots of time to do anything out there. For example getting the utilities connected involves getting the attestation from the Notary (Tetuan), taking this to the developer (Sania Plage) and getting a form from him, taking to Amendis (M'diq) and getting a form filled out there. This form needs then to be legalised at the 'legalisation office' (other side of M'diq) and you need to supply a copy of your passport. Then back to Amendis to finalise. Also bear in mind that there is usually a big queue wherever you go. All in all a worthwhile visit, but be warned do not expect to get everything done in a day or two - or you will get frustrated. I allowed Mon - Fri. I should also mention that a was only able to do all that I did, by having a good local guide - Brian. He is retired out there and has been living there for about 4 years, and was able to take me to and fro and keep pointing me in the right direction. Hi all, have not posted since the google group ended! i was over at Sania in sept and met up with a few neighbours(hello Nik,Alma & Billy,Pat & Steve,Brandon & Jo.)its the younger Billy (-; i had to nip over without my wife Linda but had a great few days and met some hopefully future friends.Well apparently we have now completed on our apt N6, we gave lawyers permission to complete yesterday and today received e-mail saying they had done the deed.I have asked for some copies of documents of proof of purchase etc and who has our deeds,keys and such.Anyone who can give us some pointers or advice with any of the above would be much appreciated.Hope to meet you all at some stage in the future and have a laugh and a beer after this long hard slog.Gonna have a glass of red and wish everyone well and hope this is when the journey starts to become worthwhile.Stay safe & sane all (-: Billy & Linda
Hi - I have insured my apartment with Intasure, and have paid a total premium of £122 for the year, which includes following. Seemed like a good deal, but if anyone knows something better regarding insurance then please post.
1. Buildings - properties are automatically insured up to: £250000 premium: £69.50 2. Contents £5000 premium: £28.60 3. Unspecified valuables not included 4. Emergency travel expenses - included £1000 5. Liability - included £5 Million
Just returned from my visit last week. I called in on the Notary just to ask about the availability of title deeds, and was pleasantly surprised to recieve a pack from him with all the relevant legal paperwork and an original title deed to my property.
Think you misunderstood my post. Just to be clear, I was saying that the snagging was completed on my apartment after I parted with my final money to the Notary. There was no money to be paid at Sania Plage - the snagging was done as part of the service, which is what you would expect.

hello all,i have come across this forum looking for help in completing my property in Sania Plage.Typically for months i have been trying to find out what if the developement was to be completed or if the developer was in financial ruin and what my situation was but to no avail.Now i recieve an email saying i need to complete in March and send funds over without any explanation or appologies.I wonder if any of you guys could help me from getting the certificates relating to the habitation license to repatriation and mortgages!!!would much appreciate any help at all.Ricky.Sham@hotmail.co.uk thanks all
Hi Ricky I bought an apartment on second line and arranged my own mortgage with BCME Bank. There London office will be be able help you. The process was straight forward.

Hi All Just had an email from Hatim who we are using this summer for rentals. He has advised us that the developer is not paying for the site to be kept up to any decent standard. He has also expressed that the developer is trying to get some of the front line tenants to complete without the habitation licence.Do not want to worry anybody but can anyone else confirm this. The report I have is that everything is ok. No problems on site and both pools cleaned every day and people swimming in them. All roads and paths laid speed ramps put in, gardens looking good, uniformed security on gate and all around complex. We will be out there next week so can give a first hand account.
We have a 2 bed appartment and originally bought air conditioning units via - - - and as you will appreciate have never arrived. Has anyone bought any units from another source and if so how many did you purchase and how much were they?
Anyone remember Alvaro de Juan Uriarte! According to linked in he is now in Brazil. Says he was Founding and Managing Partner at TBRE MAROC, which I didn't know. Re-affirms he was Country Manager Morocco at Martínez-Echevarría Lawyer Morocco at Martinez Echevarria. Not convinced he was a real lawyer though! Paul h
Just to update, we have now finally paid for our apartment and Hatim is in the process of furnishing on our behalf. We plan to visit sometime in March and will post nearer the time. It would be good to meet up with anyone who may be there. Steve Wood, D6 who is at the same stage as us, also plans to visit at this time.
